Acknowledgments

The certificate of acknowledgment must be in the form set forth in Civil Code section 1189.
In the certificate of acknowledgment, the notary public certifies:

  • That the signer personally appeared before the notary public on the date indicated in the
    county indicated;
  • To the identity of the signer; and
  • That the signer acknowledged executing the document.

Jurats

The second form most frequently completed by a notary public is the jurat. (Government Code section 8202) The jurat is identified by the wording “Subscribed and sworn to (or affirmed)”
contained in the form. In the jurat, the notary public certifies:

  • That the signer personally appeared before the notary public on the date indicated and in
    the county indicated;
  • That the signer signed the document in the presence of the notary public;
  • That the notary public administered the oath or affirmation*; and
  • To the identity of the signer.

VERIFICATION INSPECTION- This inspection sheds light as to whether a property is currently occupied, abandoned, in disrepair or in violation of local ordinance. While a simple drive-by inspection may be ideal, our seasoned inspectors look for tell-tale signs, such as status of utilities that determines the property’s current situation.

PROPERTY CONDITION REPORTS- A unique risk evaluation inspection that complements the reliability of Automated Valuation Model (AVM) projections. It entails on-location review of a property’s current physical condition, identifying any material characteristics that could influence its marketability.

INSURANCE LOSS DRAFT- This inspection focuses on verifying the progress of repairs or construction work done on a property as specified by client. Inspectors will contact the property owner to ascertain their satisfaction with any completed repairs, and provide supporting photos.

Certified Copies

A notary public can certify copies of powers of attorney. A certified copy of a power of attorney that has been certified by a notary public has the same force and effect as the original power of attorney. (Probate Code section 4307)

Apostille Services

An Apostille is a certificate that authenticates the signature of a public official on a document for use in another country. An Apostille certifies:

  • the authenticity of the signature of the public official who signed the document,
  • the capacity in which that public official acted, and
  • when appropriate, the identity of the seal or stamp which the document bears, e.g. a notary public seal.

Our service fee for a routine apostille is 3-5 business days is $75 per document plus the Secretary of State fee of $26 ($20 filing fee + $6 counter fee).

Additional Apostille Information

The California Secretary of State provides authentication of public official signatures on documents (international certificates) to be used outside the United States of America. The country of destination determines whether an Apostille or Authentication is applied per the Hague Convention. Please check the Hague Convention list of countries to make sure your country is included prior to requesting an apostille.
